On the documentation side, confirm the chain of ownership, check for any pending dues (maintenance, property tax, utility bills) attached to the unit, and verify that the seller has clear, marketable title. If the property is within a society, ask for a no-objection certificate from the society confirming no outstanding dues.

A resale purchase often moves faster than a new booking, but that speed should never come at the cost of skipping these checks.
